These terms are pretty much standard for most of the commercial assets that go on lease and which are available as rented properties.

Lease Tenure: 9 Years.
Lock-In Period: 3 Years.
Vacation Notice Period: 3 Months.
Rental Deposit: 6 Months Rent.
Maintenance Charges: Bourne by the Tenant.

These are only some of the typical terms of lease for illustration purposes, these may vary from deal to deal and transaction to transaction, however this may be taken as a starting point to discuss the lease terms for a rented property.

 

Commercial Vs. Residential

When it comes to investing into a rented property, one is faced with a question which property to invest in, should it be residential or commercial. Well the answer to this is quite obviously in the fact that which ever property fetches you a better ROI, you should be looking at investing into that property. From past experience though, one can clearly see, that the Residential Properties, especially in India have been a good source for Capital Appreciation, however when it comes to rental income, commercial properties have scored better.

There are a few reasons for this:

  • Residential Properties don’t fetch a high rental return, however are good for getting a reasonably good capital appreciation. Typically, the the rentals on residential properties varies between 3.5% to 5% of the property value specifically in Gurgaon area. However, the capital appreciation has been extremely good on the residential sector.
  • Commercial Assets have a longer lease tenure, typically a commercial asset would have a lease tenure of 9 years with a 3 year lock-in period, which involves minimal renewal expenses and minimal hassles in terms of breakage of the lease and discontinuity of the rentals, on the other hand, residential assets typically go on rent for a tenure of 1 year or maximum 2 years, which involves the landlord to renew the lease again after the expiry.
